Challenge
Comprehensive structural restoration ensuring safety, structural integrity, and zero academic disruption. Flooring, joist, and girder replaced executed across two phases, each addressing a different section of the building.
Damaged Subfloor Joists
Initial Findings: Compromised flooring system due to moisture and biological deterioration, threatening the load-bearing capacity of the classroom areas.
Solution
Phase 1: Full Demolition - Complete extraction and removal of the compromised existing flooring system.
Phase 2: Floor Joist Replacement - Installation of 2x10 #2 S.P. floor joists at max 12" O.C. Max allowable span of 11'-1'. Secured to drop beam with Simpson H2.5A ties at every joist-to-beam connection.
Phase 3: Drop Beam Replacement - Extraction of compromised drop beams and installation of 2.OE (2) ply 7-1/4" LVL drop beams. Simpson HD3B attachments at all beam-to-masonry pier locations.
Phase 4: SmartJack Support- Adjustable Smartjack supports at max 6'-0' unsupported span (per details 1-S1 and 2-S1). Provides precision leveling, rigid-weight distribution, and total remediation of floor sag.
